Booking terms
How a booking is confirmed, when the balance is due and what applies if you cancel. The same terms apply to every guest who books with us.

1. Confirming your booking and the deposit
Your booking is confirmed once we receive a deposit of 30% of the total booking amount.
The deposit is not an extra charge — it is deducted from the total price of your stay.
You get the payment details for the deposit by email — in the confirmation we send after your inquiry, or right after it. There is no card payment on this website.
2. Paying the balance
The remaining 70% of the total is due no later than 7 days before arrival.
If you book later than that, we state the payment deadline in your booking confirmation.
3. Tourist tax
The tourist tax is not included in the accommodation price or in the booking total. It is paid at reception on arrival, in convertible marks (KM).
The amount is 3 KM (≈ €1.53) per person per night for guests aged 12 and over. Children aged 6 to 11 pay 50%, and children under 6 are exempt.
The tax is set by law, so we charge the amount in force on the day of your stay — if the rules change, your booking confirmation states the current amount.
4. Cancellation
You can cancel your booking up to 14 days before arrival.
The 30% deposit is not refunded, even when you cancel within that deadline.
Please send your cancellation by email or through the contact form, so we have it in writing.
5. Late cancellation and unpaid balance
We may treat a booking as cancelled:
- if you cancel it less than 14 days before arrival;
- if the balance is not paid by the agreed deadline.
In both cases the deposit stays non-refundable and we release the dates to other guests.
6. Anything not covered here
These terms cover confirming a booking, payment and cancellation. For anything else — a longer stay, arriving outside the usual hours, a larger group or a special arrangement — get in touch before you pay the deposit.
We reply to the email address you give us, and we confirm whatever we agree in writing.
